Allsop brings prime Bolton PBSA scheme to market

Allsop, a leading UK property consultancy, has been appointed to manage the sale of a purpose-built student accommodation scheme, Orlando Village in Bolton. Uniquely positioned as the University of Bolton’s only approved accommodation for a further 15 years, the scheme presents a compelling investment opportunity for buyers with offers sought in excess of £20m.

The property, situated on Thynne Street in Bolton Town Centre, is excellently located for students being within a 15-minute walk of the University of Bolton’s main campus and comprises 383 bed spaces across eight blocks.

The site is managed by McComb Bolton Limited, showing strong historical performance and is expected to generate a gross operating income of £2,732,023 for the 2024/25 academic year, representing a rental growth of 15.5% from AY 23/24 to AY 24/25.

The University of Bolton has been ranked 12th in the National Student Survey for satisfaction of teaching quality and recently saw a surge in applications with a rise of 19% year-on-year boosted by its range of courses. The University’s new £40m Medical Sciences Facility opened for the start of the new academic year.

Anthony Hart, Partner, Student Housing at Allsop commented: “With limited PBSA options currently available in Bolton, Orlando Village presents a unique opportunity for investors to tap into a highly dynamic market and capitalise on the high demand for quality student housing in the area. The opportunity offers investors genuine avenues to increase revenue, drive value and enhance an already attractive yield profile.”
